Mayor Mulcahy called the meeting to order at 7:30 pm.
Members Present: Anthony Lazar, Jud Kline, Scott Lewis (arrived 7:36 pm), Herb Braverman,
Mayor Kathy Mulcahy

PZ/ABR Discussion: Joint motion to approve subject to the fence installation 6 inches
off the property line and the color being black, was made by Lazar; seconded by Kline.

#2 ALL SIGNAGE - Sunoco Gas Station, Nick Najjar

PZ/ABR Discussion: Mr. Kelleher presented plans for the proposed signage. Village Architect,
Ron Kluchin noted that the proposed signage was reviewed by Village Planner, David Hartt.
The Commission discussed Mr. Hartt’s memorandum regarding the proposed signage.
There were no objections to Mr. Hartt’s recommendations and conclusions.
Joint motion to approve the proposed signage, subject to the terms of David Hartt’s
letter datedNovember 11, 2011, was made by Lewis; seconded by Kline.

#3 REPORT & RECOMMENDATION Ordinance No 2011-30
An ordinance granting a maximum accessory building area variance to
Jeffrey T. Foster and Kristine M. Henige for property located at 4570 Lander Road,
Orange Village, Ohio.
Present: Jeffrey Foster
Mr. Jeffrey Foster was sworn in by the Assistant Director of Law and the Commission
received testimony from Mr. Foster regarding the proposed project. Mr. Foster testified
that the existing accessory structure of 416 feet will be demolished as part of the project.
It was determined that a variance was not needed for this shed as the existing garage is
an attached garage and, therefore; consistent with Section 1140.05, is not counted in the
maximum accessory building area calculation.
Construction plans will be reviewed at the next PZ/ABR meeting, December 6th.
#4 LANDSCAPING - Orangewood Homeowners Assoc.

Present: Rabbi Dan Roberts
PZ/ABR Discussion: The Building Commissioner wanted the PZ/ABR Board to
review this project as the plantings may obscure the vision in the Right-of-Way.
It was decided that plantings, as presented, did not obscure the vision in the Right-of-Way.
However, the applicant was advised that it may be necessary to keep the plantings trimmed
in order to avoid any Right-of-Way issues. The Board determined that the project did not
require approval from the PZ/ABR Board and that no permit was needed.
No Action Required.
#5 BUILDING COMMISSIONER’S REPORT
· Massage Envy will be opening soon.
· Sunoco Gas Station will also be opening soon.
#6 ANY OTHER TOPIC FOR DISCUSSION
· The electors of the Village approved the Charter amendment authorizing a
landscape architect to serve on the Architectural Board of Review.
The landscape architect position was discussed.
· There have been 2 variances recently submitted.
