#5 REPORT & RECOMMENDATION, ORDINANCE 2011-12
An Ordinance granting a sign size variance to Lakeshore Learning Store, located at
27450 Chagrin Blvd.
Representatives: Jack Roy, Lakeshore Learning Store
David Gentile, Applebrook Design
David King & John Petryshin, BurtonCarol Management
Rob Risman, Orange Plaza
#5 REPORT & RECOMMENDATION, ORDINANCE 2011-12 (Continued)
Jack Roy, David Gentile, David King, John Petryshin and Rob Risman were sworn in
by Asst. Law Director, Rebecca Schaltenbrand.
The Commission was advised that the Building Department researched its records
and was unable to locate any record of an approved sign plan for the Chagrin Boulevard
Shopping Center. The Law Department, as requested by the Commission, contacted
BurtonCarol Management and was advised that BurtonCarol Management had no
record relating to an approved sign plan for the Chagrin Boulevard Shopping Center.
Assistant Law Director Schaltenbrand advised the Commission that, under these
circumstances, it should proceed forward with review of the requested variance.
Jack Roy advised the Commission that Lakeshore Learning Store is requesting the
same sign that it described in its variance application. Mr. Roy noted the need for
visibility and the safety concerns associated with inadequate signage. Mr. Roy
also indicated that this location is only the second location in Ohio.
The Commission discussed Dave Hartt’s May 12, 2011 report and accepted Mr. Hartt’s
recommendations and conclusions without objection. It was noted that the ordinance,
consistent with Mr. Hartt’s report, would be amended to reflect a proposed sign of
seventy (70) square feet and a variance of nineteen (19) square feet. The Commission
discussed the name of the applicant and concluded that it was imperative that the word
“learning” appear on the signage as such word identifies the nature of the business.
Mr. King discussed a proposed sign plan for the Chagrin Boulevard Shopping Center.
It was noted that a variance would be needed for the proposed sign plan and that Chagrin
Boulevard Shopping Center would be the applicant, not Lakeshore Learning Store, and a
new variance application would need to be submitted. The Commission also discussed
the signage of existing tenants at the Chagrin Boulevard Shopping Center.
BurtonCarol Management and Mr. Risman both spoke in favor of the variance
requested by Lakeshore Learning Store.
PZ Discussion: Motion to recommend was made by Braverman; seconded by Lazar.
Ayes: Lazar, Braverman, Parks
No: None
